Overview

The Challenge

The major jewelry retailer was experiencing major HVAC equipment failures that were creating water damage throughout the space. Existing systems were outdated, inefficient, and no longer meeting the demands of the facility.

The client had also lost confidence in their previous HVAC contractor.

  • Ongoing maintenance was not addressing the root cause of the failures

  • The existing HVAC design had become obsolete

Complicating the project even further, the HVAC equipment was located in a tightly confined upper mechanical mezzanine with extremely limited access.

The original HVAC application was no longer available, and any replacement solution had to fit within the same restricted mechanical space while still properly rejecting heat outside the building envelope.

This required a completely customized approach.

The Solution

Shafer Mechanical approached the project with a problem-solving mindset from day one.

Instead of relying on the existing access points, our team developed an innovative strategy to create an entirely new access route into the mechanical mezzanine.

 

 

Thinking Outside the BoxVRF HVAC

To safely remove and replace the HVAC systems, Shafer Mechanical:

  • Coordinated removal of a 12-foot exterior clock feature
  • Utilized the exposed mezzanine ventilation louver for equipment access
  • Worked closely with property management to coordinate parking lot access and logistics
  • Maintained continuous communication with the major jewelry retailer ownership throughout the project

This creative approach allowed our team to efficiently remove the antiquated equipment and install a completely modernized HVAC solution without compromising the building structure or retail operations.

The HVAC Upgrade

Shafer Mechanical replaced the outdated system with high-efficiency 22 SEER Hitachi VRF Heat Pump systems designed to improve reliability, comfort, and operational efficiency.

The new VRF systems were selected because they offered:

  • High-efficiency heating and cooling performance
  • Reliable temperature control for the sales floor and offices
  • Reduced operating costs compared to the previous system
  • Heating capabilities down to 5° ambient temperatures without relying on expensive electric heat strips

Most importantly, the new system was designed to help prevent future drain-related water damage issues that had previously impacted the space.

This project required specialty rigging equipment, advanced planning, and constant coordination between multiple stakeholders.
